About this mortgage calculator
Estimate a monthly mortgage payment from a home price, down payment, interest rate, and loan term, with optional property tax and insurance added in. This uses the same amortizing-loan formula as the EMI/Loan Calculator, applied to the price minus your down payment, then adds one-twelfth of your annual property tax and insurance estimates to show a fuller monthly cost. Use this workspace to prepare a result you can review before putting it to use. All processing takes place on your device, without an account or an upload of your inputs. Check the examples to understand the expected output, read the limitations for the supported scope, and reset the form when you want to start a separate task.
How it works
Loan amount = home price − down payment. The standard amortization formula (shared with the EMI/Loan Calculator) gives the monthly principal and interest; annual property tax and insurance are each divided by 12 and added to give the total monthly payment.
Try these examples
$300,000 home; $60,000 down; 6% rate; 30 years
$1,438.92/month principal & interest
Same loan, plus $3,600/year tax and $1,200/year insurance
$1,838.92/month total payment
Limitations & privacy
Down payment must be less than the home price. Does not include PMI, HOA fees, or closing costs, and assumes a fixed interest rate for the full term. This is an estimate for planning, not a lender's official quote.
